• Is this property still available?
 All properties listed have an estimated date of availability
 There may be a deposit holding the property and pending approval. Back up deposits accepted.


• What is a backup deposit?
 If applicant is declined, the backup deposit will move to first position.


• Where is this property located?
 Most properties can be located using address on listing and a google map search.


• Is this property pet friendly?
 Pets are accepted for certain properties and must be approved. We do not accept anything insurance deems an “aggressive breed”. A non-refundable pet fee is required along with monthly pet rent.


• What are the requirements to lease a property?
 Rental criteria can be found on our website
We look at income, credit, and rental history


• Do these properties accept section 8?
 We do have some properties under section 8. Contact the office to confirm availability.


• What documents do I need to rent a property?
 6 consecutive pay stubs
 State ID
 Background check


• Do you run credit check?
 Yes, once you're ready to move forward with a property


• How much is the application fee?
 Free


• How much is background check
 Background check/ processing fee is $60 and non-refundable


• How long is the lease term?
 12 months, anything else is an exception and subject to rent increase.


• Can I do month to month?
 If qualified and subject to rent increase.


• How does the deposit work?
 A deposit will hold the property for 7 days while application is being processed.
 Failure to provide documentation needed could forfeit deposit.
 If applicant changes mind, deposit is forfeited.
 If applicant is declined the deposit is returned in full


• What utilities are paid?
 Some properties include utilities like trash, water, sewer, and lawn care in rent. Most of these are in multi-family properties and the information can be found in the listing.


• My brother/friend/family member is an adult and will be living there but will not be on the lease, do I have to have them on the application?
 Yes, ALL adult occupants must have an application submitted and complete background check


• If we move in the middle of the month, do you prorate the rent?
 First full month and prorated due at lease signing.


• Will you work with us on the deposit?
 Full deposit is due, no partial payments.


• Can we paint/plant flowers (or otherwise make alterations to the property)?
 General answer to this is no, except for reasonable accommodation for handicap access such as grab bars, wheelchair ramps, lowering of thermostats, etc. The installation of such items will be done at the tenant's cost.


• What do you look for on the application?
 Income, rental history, employment history, and credit history, not just the score.
